An old villa, a rose garden, and the Waikato River
Rose Villa is Ann and Nikki's home — a charming villa set in an extensive formal rose garden that runs down to the river. One lovely upstairs room, a proper breakfast, and seven years of guests who keep coming back.
One room, done properly
Upstairs under the villa's gables: a queen bed, your own sitting area, a private bathroom, and a balcony looking over the garden. Quiet, comfortable, and yours.
Dinner by the river, breakfast in the morning
Breakfast is part of the stay, and dinner can be arranged ahead — guests write about both. You'll likely also meet George and Jazz the cats and Bonnie, the elderly and extremely friendly border collie. There's even a beauty therapy clinic in the grounds for unapologetic pampering.
Roses first, then the river
The formal garden is Ann's life's work — box hedges, lavender, and roses in their hundreds. Follow the path to the end and you're on the banks of the Waikato, picnic table waiting.
Come and stay
Spring in the rose garden is something special — and Taupō, Rotorua, Huka Falls and the geothermal valleys are all within an easy drive.
